Refund and cancellation policy

8 or more days before arrival
Full refund
Your online deposit (one night at the advertised rate, VAT included) is returned in full. Nothing is charged.
Within 7 days of arrival
50% of the total is charged
If your deposit was less than that amount, the difference is due. If it was more, the balance is refunded.
Within 48 hours of arrival, or no-show
No refund
The full booking value is charged. At that notice we can rarely re-let the apartment.
How to cancel
Email info@cholisresidency.ng or call the front desk. Quote your booking reference (it starts with CHO- and is on your confirmation email).
Your cancellation takes effect from when we receive it, not from when we reply. If you cancel late in the evening, the timestamp on your email is what counts.
How refunds are paid
Refunds are returned by bank transfer to a Nigerian account in the guest's name. We will ask you for the account details when you cancel, as we do not store them.
Allow 5 to 10 working days from the point we confirm the refund. Transfers are made manually, so a cancellation over a weekend or public holiday starts counting from the next working day.
We refund to the account the payment came from where we can. If you paid from someone else's account, we may ask for written confirmation from them before sending money elsewhere.
Changing dates instead
If your plans have moved rather than fallen through, ask us about changing the dates instead of cancelling. Subject to availability, we will usually move a booking at no charge with 7 or more days' notice, and you keep your deposit against the new dates.
If we cancel
If we have to cancel your booking for any reason (a maintenance failure, a double-booking on a listing channel, anything else), you receive a full refund of everything paid, regardless of notice. Where we can, we will also help you find alternative accommodation nearby.
This applies whatever the cause. If the fault is ours, the refund is not reduced.
Early departure
Nights already booked are not refunded if you leave early. If you are leaving because something is wrong with the apartment, tell the front desk before you go so we have a chance to fix it or move you.
Corporate bookings
A signed corporate agreement overrides this policy where the two differ. If you are not sure which applies to your booking, ask your account contact.
The caution fee
The ₦50,000 caution fee taken at check-in is a separate thing from your booking deposit and from the room rate, and the cancellation tiers above do not touch it. If you cancel, there is nothing to return: it is only ever collected at check-in, so you never paid it.
After you check out we look over the apartment and return the fee by bank transfer to a Nigerian account in your name. Allow 5 to 10 working days, counted from the working day after you leave. If we deduct anything, for damage or for a charge left unpaid, we send you an itemised note of exactly what and why before the balance goes back.
Damage and outstanding charges
A refund does not cancel money you already owe. Outstanding folio charges (laundry, drinks, damage beyond reasonable wear) are deducted from any refund due, and we will itemise exactly what was deducted.
Questions or complaints
If you think a refund has been calculated wrongly, email info@cholisresidency.ng and we will review it. Nothing in this policy affects your rights under Nigerian consumer law.
